Your property will appear on the best performing property portals locally, as this remains the main source of tenant leads. We also use various sector-specific letting sites and we are amongst the few agents with a very significant social media following. We can also use traditional print in select cases if this proves effective.

We are also local which means the know the tenant demographic, we know employment and business trends, where new investment opportunities are as they break through such as for corporate lets. This means they truly understand what works best.

We use leading market software to manage tenancies and this means great communication with tenants.

Companies make great tenants, as the rent usually comes direct from the company and tenants rarely occupy the properties due to the working hours and usually return home at weekends. We always have an active tenant database and encourage people to tell us what properties that they are after.

For landlords, this means we have everything in place to make their listing available to thousands of tenants, both in house and on third party portals as soon as it is uploaded to our system.

Due to the Introduction of the First Tier Tribunal in Scotland we specifically have our service tailored for our landlords to remove the risks associated with this.

We place deposits within one of the 3 government backed scheme in Scotland or alternatively we are now exploring the use of insured deposits with tenants.

In the event that maintenance or repairs are required, we only undertake emergency or annual work without first requesting approval. We would always otherwise inform you and either give you the opportunity to undertake the work on your own accord, or via our own designated contractors, Strict accreditation checks are carried out on all tradespeople and contractors who are deployed by us in all areas. By our ruling, all contractors must carry current and relevant certifications and Public Liability Insurances cover to ensure your protection.

All our tenancy agreements and letters are monitored and updated as and when any legal cases change or there are any law changes. This is to ensure that any tenancy agreements produced are always up to date as they can be, to prevent any issues in the future or in court. All our staff are fully trained as per the legal requirement in Scotland

We work with insurance providers and can give you a costing for landlord insurance or holiday rental insurance.

Our trained and experienced staff can conduct a free market appraisal at your request. If you cannot be present we can also organise meetings via Zoom or Skype.

The office will continually inform landlords and educate on legality and best practice matters.
